Foodies get their due, in new urban study

Foodies can take a bow. A new report released by Sasaki Associates says it found that 82 percent of city-dwellers appreciate their city’s culinary offerings, reports Anthony Flint for CityLab.com. Almost half the respondents said a new restaurant is the top reason they’d explore different parts of their city. And the majority said they consider food and restaurants the most outstanding aspect of cities they love to visit.

Sasaki is a Boston-area architecture, planning and design firm. Its report was a survey of 1,000 people who live and work in Boston, Chicago, New York, Austin, San Francisco, and Washington. They were asked what they like and don’t like about the area where they live in terms of architecture, activities, parks and open space, and transportation.

Architects might not want to read this next paragraph:

When asked what kinds of buildings people admire as they’re walking down a downtown street, 57 percent said they stop to admire buildings that are historic. Only 19 percent admire buildings that are modern. And in a rebuff to the mine-is-bigger-than-yours tower developers, just 15 percent said they admire the tallest buildings. In addition, 54 percent of respondents said they agreed the city should invest in renovating historical buildings as a way to improve their city’s architectural character. Only 22 percent “would like more unusual architecture (get Frank Gehry on the phone!)” and only 17 percent said they’d like to see more skyscrapers and iconic buildings.

And Charlotte’s stadium- and arena- and ballpark-besotted uptown boosters might be interested in this:  

When asked what would make them want to visit a new part of their city, participants overwhelmingly (46 percent) said “a new restaurant.” Just 16 percent said they would do so for a sports event.

Coincidentally, I’ve been having an email exchange with Nancy Plummer, one of the founders of the now-venerable Taste of the World festival in east Charlotte. You buy a ticket, board a bus and visit three or four of the ethnic eateries in and near Central Avenue. Next one is Oct. 2. To learn more, click here. Plummer and her colleagues on the Eastland Area Strategies Team founded the event in 2005, a time when many local residents were worried about the influx of immigrants into neighborhoods in east Charlotte, among other areas. To counteract the fears, Plummer and others decided to use food as a way to bring visitors to their part of the city. It worked remarkably well. The most recent tour sold out in 14 days.
People, cities and food. It must be a good recipe.

Charlotte council to vote on three preservation projects

The Charlotte City Council at tonight’s meeting is expected to vote on designating three buildings as historic landmarks. The first is the Cohen-Fumero House. Read more about it at the PlanCharlotte article, “Can Charlotte learn to love Modernist homes?” 

For Charlotte, it’s an unusual selection:

  • First, it’s in East Charlotte, not a part of the city that’s been graced with many landmark buildings.
  • Second, it’s a mid-century Modernist home, an architectural style that while attractive to a younger, hipper population around the country, doesn’t get the love from the more traditionalist sectors in Charlotte, a city with a comparatively large bloc of traditionalist sectors.

But in its favor is this: Landmarking historic properties is easier in parts of the city that are not seeing intense development pressure. That’s why so many historic properties in uptown were wiped away; the dirt under them was too valuable for new development.

Some personal disclosure here: I’m friends with the original owners, artists Herbert Cohen and Jose Fumero, who in the 1950s and 1960s hosted much of the Charlotte “Creative Class” in their living room for Sunday dinners. They’ve been together for something like 50 years, which in itself is worthy of note. And I’m friends with the architect who designed the house for them, Murray Whisnant. Whisnant, a Charlotte native who also designed the Rowe Arts Building at UNC Charlotte, has been a creative force in the city for decades. 

The other two properties are mills: The Defiance Sock Mill in the Third Ward neighborhood, and the Louise Mill, built in 1897 in the Belmont neighborhood.  Charlotte is (finally!) seeing an impressive collection of renovated and adaptively reused mills dating to its textile-industry past. Among the notable projects:
Atherton Mill in South End, Highland Mill in NoDa, the Charlotte Cotton Mill uptown, and Alpha Mill in uptown/Optimist Park. (I’m not sure where one neighborhood ends and the other begins.)

A drive through the layers of a city

I probably shouldn’t admit this, but when I took my new job at UNC Charlotte, the one thing I dreaded was my new drive to work. For more than two decades I’d commuted 4.2 miles to downtown from a neighborhood near Wendover Road along streets lined, for the most part, with half-century-old oaks. Depending on the hour and the traffic karma, it took as little as eight minutes up to (on rare occasions) 25.

My new drive is 12 miles, along streets decidedly unlike Providence and Queens roads and Morehead Street. Even apart from the extra time out of my day (it’s a 25- to 30-minute trip) and extra auto expenses to absorb, I was not looking forward to it. This new commute goes through neighborhoods that had little urban beauty even when new, and now are decidedly down-at-the-heels.

 But I was wrong.  What I lose in visual splendor is giving me a better-rounded view of the city.
The commute takes me through parts of Charlotte that of course I’ve seen before – I’m a journalist, remember – but never daily, or even weekly.  And an occasional cruise up Eastway Drive is not at all the same as seeing it daily, because it’s those routine views that inevitably shape our understanding of and expectations for, the places we inhabit – what urban design writer Kevin Lynch (who worked in Greensboro early in his career) described as “mental maps.”

Knowing, intellectually, that Providence Road runs through some of Charlotte’s most affluent neighborhoods isn’t the same as absorbing, every day for years, the sight of tree-shaded sidewalks, well-watered lawns and well-proportioned four-lane streets. For years I’d drive through neighborhoods built as early 20th-century streetcar suburbs. Now I see car-oriented suburbia, much of it tattered. But despite its lack of obvious beauty, it offers something just as interesting, which isn’t easily found in those more static neighborhoods: a quality of visible transition through time.

I drive north to where Wendover becomes Eastway, then all the way to North Tryon Street, finally turning onto University City Boulevard. Along the way, I notice massive oak trees which don’t get near the publicity of Myers Park’s but are just as impressive. A few years ago I spotted chickens in someone’s yard across the street from the Aztec Apartments, and enjoyed the sight. This was before the chic urban chicken craze hit the city. Now, though, while I have looked daily since late June, I have not seen a single fowl there. On Tuesday night, however, I did see, near the Kilborne intersection, a white rabbit hopping along the grassy verge.

I drive past strip shopping centers of various ages, in varying degrees of transition, decay and stability, and marvel at how Eastway Crossing at Central and Eastway has kept up its rental spaces over decades. How will it fare after its Wal-Mart closes, once the new store on Independence Boulevard a mile away opens?

I notice that the view of  50-year-old Garinger High School, designed by renowned local Modernist architect A.G. Odell, is all but obliterated by mobile classrooms plopped out front. I have become familiar with the extremely rough Norfolk Southern Aberdeen, Carolina & Western railroad tracks between Sugar Creek Road and The Plaza, possibly the bumpiest on any major thoroughfare in the city. I eye taquerias, Latino grocery stores and African braid salons, and today I caught a glimpse, as I zipped past, of a small business near Shamrock whose sign read: Cambodian Video.

Once on North Tryon Street – which has been a designated light rail transit corridor for, oh, about 13 years – I
marvel daily at how much new retail development has gone up in recent years that’s not at all transit-friendly: Amid mobile-home graveyards and the vintage Holiday Motel sit numerous newly constructed small strip centers and even a fast-food joint with drive-through windows.
I stopped one recent morning at one of the newest strip centers, Nation Square, which houses a handful of businesses including Panaderia Odalys, a Mexican bakery. I sampled cookies with guava and other sweets and was surprised to learn that Odalys is a small chain, with outlets in, among other places, High Point, Asheboro and other nearby Carolinas cities. Who’d have thought?

One of the bleakest spots is North Park Mall, where Eastway ends at North Tryon. Those jutting sawtooth skylights on its roof evoke the old Richway store of the mall’s founding in the 1970s. Richway later became Target, which left the mall more than a decade ago. A Kroger Sav-On became a Bi-Lo and now sits empty. The mall is all but derelict, with weeds and pockmarks in its parking lot. Right next to it, a much newer strip center seems fully occupied with small businesses – braid shops, salons, etc.

The overall condition of that section of east and northeast Charlotte is of concern, naturally.  Some areas (that strip center on The Plaza at Eastway, for instance) all but shout “disinvestment.” But it’s the evidence of change – thriving ’60s and ’70s suburbia that has passed through down-at-the-heels and, in many places, into immigrant entrepreneurialism – that make this drive so much more interesting. With so many small-scale businesses, you see more evidence of changes than along the oh-so-sedate section of Providence Road lined with the big Myers Park churches or along Morehead Street, where most of what changes is Carolinas Medical Center consuming ever more land. It’s more intriguing to spot a new taqueria, an African grocery store or something called Cambodian Video.

My daily commute now shows me a living city, one changing visibly from decade to decade, its modest neighborhoods evolving with the outflows and inflows of different people from different places.  I compare that with uptown Charlotte; for all its wealth of nightclubs, restaurants, museums, sports arenas and people, uptown’s virtually all-new development has mostly obliterated evidence of the multi-layered past. Cities have memories, made visible in the layers of buildings, pavements and history. We all need to be able to see the evidence of what went before us, what James Howard Kunstler called chronological connectivity. In his 1996 book, Home From Nowhere: he wrote: “Connection with the past and the future is a pathway that literally charms us in the direction of sanity and grace.”

For me, it’s the places where small stores go in and out of business, where new signs sprout in Spanish or Vietnamese or English, that are making it easier to sense the past as I travel toward the future.

Politics and East Charlotte

Several things were clear at the candidates’ forum in East Charlotte on Tuesday night:

• Most of the candidates, Democrat and Republican alike, had figured out the P.C. answers for this crowd, for instance, “I support the streetcar.”

• Democracy is thriving in the City Council races: 15 candidates (seven Republicans, seven Democrats and one Libertarian) are running for four at-large council seats. In three council districts (1, 2 and 5) Democratic incumbents have Democratic challengers.

• Few candidates were willing (or knowledgeable enough?) to offer truly specific proposals on such issues as how you’d bring more economic development to the area.

The forum Tuesday included all the at-large candidates except Republican Jerry Drye, and all the candidates for districts 1, 4, and 5 except District 4 candidate Gail Helms, a Republican.

Because of the huge line-up of at-large candidates, the format didn’t allow much time for extensive answers, which in many ways was a blessing, though it left the audience with precious few specifics from candidates – not that many candidates typically offer them anyway.

Here’s a brief rundown:

• All but Libertarian at-large candidate Travis Wheat said they supported a proposed building code ordinance for nonresidential buildings.

• None supported the idea of requiring affordable housing in all developments as a way to ensure that it’s spread throughout the city. We have too much “affordable” housing already seemed to be the general sentiment.

• Everyone supported the proposed streetcar from Beatties Ford Road to Eastland Mall except Wheat, Bob Williams (D), Darrin Rankin (D), Craig Nannini (R) and Matthew Ridenhour (R).

• The proposed city landlord registry drew mixed responses with several candidates – Dave Howard (D), Edwin Peacock (R) and Jaye Rao (R) – saying “yes but with some work.” Others favored it except for Nannini, Rankin, Ridenhour and Wheat.

• The most fireworks came not from candidates but from the heavens. A torrential thunderstorm briefly knocked out the lights in the Hickory Grove Recreation Center, drawing more gasps from the crowd than any of the politicans’ remarks.

• Best slogan: Jaye Rao, trying to help people pronounce her name correctly (It rhymes with pow): “Vote now for Rao – like, wow!”

• Best schtick: Craig Nannini holding up a photo of his newborn son, who’s now 11 weeks old, as a way to talk about what’s important.
